I have been looking for a great tenant maintenance request/ticketing system for years - every one I've tried seems to think I actually WANT to receive tickets! I don't want to receive tickets. I want to train my tenants how to solve problems for themselves. Only the outlying, edge-case problems should reach me by ticket. Only the things I really need to know about.
Greg's system is the only one I've ever found that does this right. The tenant must read and acknowledge questions and suggestions before they can submit a ticket. It helps screen out all the "easy fixes", so I only get tickets for the real issues with my properties. Plus, I'm helping them solve many problems NOW, without waiting for me or the maintenance guy. Fewer trips to properties saves me time & money.
This maintenance form is highly customizable once you learn how to configure and maintain it. If you're not real technical with computers, Greg's team is good at customizing it to your requirements. I set mine up and was ready to receive tickets from my tenants in minutes.
Every time I get a ticket, I deal with the ticket, and then figure out what to add to my form so the tenant will handle that issue themselves next time. Tenant training. I know some things can't be automated, but most can. How many tenants have I had in the past who never reset a GFI before I showed them? Plunge a toilet themselves? I had one tenant 6 years ago who didn't know you could re-hang the chain in the toilet when it "stopped flushing". Would have saved me a trip out there if I had this.
